Members of the LotNetwork.com Team recently had the pleasure of visiting Indigo Park, and we left very impressed. Kiawah Island is one of the world’s premier resort communities, but with intense development restrictions there are few new developments on the Island. While there are individual lots available throughout the island, Indigo Park is one of just a handful of opportunities for you to buy a lot of your choosing in its own separate enclave on Kiawah.
Each lot in Indigo Park is a Turnkey scenario – where you get the total package by choosing a lot and one of several architect-designed house plans, and then adding your personal finishes and options such as a swimming pool, an elevator and even a guest house. Indigo Park homeowners are offered the opportunity to join the exclusive, members-only Kiawah Island Club with its two private golf courses, recreation facilities and exceptional spa and dining offerings.
All of the Indigo Park homesites are situated on the marsh side of Heath Cottage Drive, which is a cul-de-sac road that was recently built for the enclave. This road closely parallels Governor’s Drive, the main access to the back part of the island which includes golf at The Ocean Course, the Kiawah Island Club’s Beach Club and other amenities. The Indigo Park site is in an area that is walking distance to the River Course golf club and Sasanqua luxury spa, both of which are part of the Kiawah Island Club package, in an area of mostly owned-homes (not vacation rental homes). All homeowners in the enclave benefit from Indigo Park’s three acre community park that extends on a point of land into the beautiful lowcountry marsh. The property originally was zoned for 50 dwelling units, but the developer has limited its offering to the 16 platted homesites.
All homes in Indigo Park are seeking LEED certification for their green building design, construction methods and materials. In fact, the Dream Home recently attained a prestigious Platinum LEED Certification.
Dyal Compass, LLC is the developer for Indigo Park, and has shown a strong passion for building a legacy-quality community with minimal environmental impact. We spoke with Candace Dyal, President of the company, about her vision for the development and she said “I want Indigo Park to raise the bar for each individual and for Kiawah Island, and believe Indigo Park achieves our mission of developing responsible living practices with a conscience.”
Four bungalow-inspired house plans were produced exclusively for Indigo Park and are designed for both sustainability and low-maintenance. The plans were created by either Cumulus Architecture or Christopher Rose Architects. The designated homebuilder is Royal Indigo Construction, who already has built the Dream Home (the Camellia model), two other completed model homes and is the exclusive builder for all the other homes in the development. Home sizes range from about 2,200 sf to 3,600 sf (plus the optional 500 sf guest house) and base prices range from about $1,719,000 to $2,545,000. Excluding the Dream Home, 15 homesites remain available – two of which include ready-to-move-in Camellia and Sweetgrass model homes.
What are our impressions? The development is beautiful and well-situated on this naturally stunning island, and we are big fans of sustainability in developments and homes – which is a cornerstone of this project. The community is small and secure, as it is past the second guard gate on the island which further restricts traffic to homeowners and guests. The lots are not large and are low maintenance, which make them well-suited for a vacation home or permanent residence. The community park is a nice amenity that provides additional open space and preserves both the natural environment and the views for a number of the lots.
